62-Home Subdivision Proposed for 4. 78 Acres in Pierce County

Pierce County issued an environmental review notice on April 14 for a proposed 62-lot residential subdivision called Mulberry II. The applicant, Mulberry Two LLC, wants to divide 4. 78 acres β€” 3. 76 net acres β€” into single-family lots using a zero-lot-line design and a private road network.

The project would connect to Spanaway public water and Pierce County public sewer systems. The plan also includes 34,019 square feet of dedicated recreational area for future residents.

Pierce County issued a Mitigated Determination of Non-Significance (MDNS) for the project, meaning county reviewers did not identify major environmental impacts but may attach conditions to the project. The public can submit comments on the environmental review through April 28. Comments can be submitted through the Washington State SEPA register using record number 202601506.

The preliminary plat still requires additional county approvals before construction can begin. A preliminary plat is an early-stage land-use decision that lays out how a parcel will be divided into individual lots.
