34-Unit Townhome Development Proposed Near 102nd Street S

A developer has filed for environmental review of a proposed 34-unit townhome subdivision in unincorporated Pierce County, according to a filing posted April 21 with the Washington State Environmental Policy Act (SEPA) register.

The project, called "18 Oaks," would subdivide a 2.50-acre parcel into 34 attached zero-lot-line townhome lots and 8 tracts. The applicant, Apex Engineering, LLC, has also requested a site plan review to reduce a standard 20-foot landscaping buffer along 102nd Street S to 10 feet. The property would be served by sanitary sewer, public water, and a private road.

The filing is listed as a consultation (CONSULT) type under SEPA, with Pierce County as the lead agency. Public comments on the proposal are due by May 21, 2026. Residents can view the full record on the Washington State Ecology SEPA portal using case number 202601643.
